What does Carlyle Stays actually do?

Carlyle Stays provides full-service short-let and serviced accommodation management. This includes pricing, listings, guest communication, cleaning coordination, maintenance reporting and owner reporting. The aim is to maximise income while removing day-to-day involvement for the owner.

What types of properties do you manage?

Carlyle Stays is happy to manage all types of properties, including apartments and houses across city centre, suburban and regional locations. The key requirement is that the property meets our standard criteria and that we genuinely believe guests would be happy to stay there. This includes factors such as condition, layout, location, compliance and overall suitability for short-let use. If we feel a property is not the right fit for our guests or for strong long-term performance, we will be upfront and explain why before moving forward.

What platforms will my property be listed on?

Properties are listed on Airbnb, booking.com and a direct booking platform as standard. Over time, listings will be expanded across additional channels such as corporate stay platforms and medium-term let sites to increase exposure and booking opportunities.

How long does it take to go live?

Once the property is ready and all compliance items are in place, listings typically go live within a few weeks. Timelines depend on furnishing, access, photography and platform approvals. Guidance is provided throughout the process.

How much can my property earn?

Earnings depend on location, size, finish, seasonality and demand. A free income estimate is provided before onboarding, based on comparable local data and real performance from similar properties. Professionally managed short-lets typically significantly outperform traditional ASTs.

How does pricing work?

Dynamic pricing tools are used alongside local market knowledge to adjust rates regularly based on demand, events, seasonality and booking pace. Early pricing may be more competitive to build momentum and reviews. As performance stabilises, pricing is refined to balance occupancy and revenue.

Can I see performance and earnings?

Yes. Owners have access to a dashboard showing bookings, revenue, occupancy, statements and performance insights. Clear monthly reporting is also provided.

What costs are not incuded?

Certain costs are paid directly from booking revenue, including cleaning, laundry, consumables and maintenance works. All costs are transparent and itemised in statements.

Do you provide cleaning and maintenance?

Professional cleaning teams and trusted local contractors are coordinated on your behalf. Maintenance issues are reported promptly, with approval requested for non-urgent works. Emergency issues are handled immediately.

What happens if something is damaged?

Damage claims are managed through platform protection schemes and guest security deposits where applicable. Appropriate insurance is recommended to fully protect the property.

Can I block dates for personal use?

Yes. Dates can be blocked for personal stays via the owner dashboard. Reasonable notice is required to avoid confirmed bookings being affected.

How long is the contract?

Flexible contract options are available depending on your goals. Longer-term contracts give you the benefit of discounted fees. Full terms are shared before onboarding so everything can be reviewed clearly.

Is short-let management affected by Renters Rights reforms?

Short-lets are not affected in the same way as long-term ASTs. Many landlords choose short-let management to retain flexibility, control and income potential. This can be discussed further during an initial call.

Do I need to furnish the property?

Yes. Properties must be fully furnished and equipped. A free essentials checklist is provided, with optional paid support available for sourcing, setup and professional styling.
